What mold remediation costs, and what the quote is actually covering
It is entirely normal to receive two numbers for the same basement where one is triple the other. In almost every case they are not competing. They are describing different amounts of work.
Four things get priced, not one
First, containment: sheeting off the work zone and running negative air so nothing travels into the rest of the house. Second, removal, the part everybody pictures when they hear the word. Third, drying, which is not a day of fans but several days of metered equipment bringing the assembly back to a normal reading. And fourth, reconstruction: the drywall, flooring and trim that came out has to go back.
When one quote comes in far under the others, check where it stops. Very often it ends at removal, which is a legitimate way to scope the work but leaves putting the room back together to a different contractor on a different bill.
What drives the range
The volume coming out, and whether it is plain drywall or something with a replacement cost. How easy the area is to reach, or whether built-ins have to come apart first. Whether the leak feeding it has already been fixed, nobody can finish this work while water is still arriving. And above all, whether you are dealing with a bare utility basement or a finished lower level with studs, insulation, flooring and trim to reinstate.
That single variable explains most of the spread between two houses on the same street. An unfinished cellar in Randallstown is containment, removal and cleaning. The same square footage finished (the pattern through much of Timonium and the newer basements out toward Bel Air) adds a reconstruction that is quoted separately and is frequently the larger half.
The source repair is usually a separate trade
Remediation deals with the growth and with the water already inside the material. Whatever put it there: a supply line that let go, a foundation wall that seeps every spring, a roof detail, is usually a different trade and a separate invoice. When a quote looks like it is missing something obvious, this is very often the thing.
