MD Water Damage & Mold

Water damage restoration in Pasadena, Maryland

Pasadena sits on a peninsula between the Magothy and the Patapsco, and a good part of it started as summer cottages that were later lived in year round. That history is still in the foundations.

What makes Pasadena different

A cottage that became a house usually did it in stages: a room here, a heated addition there, a bathroom once plumbing reached the street. The result is a single roof over two or three foundation types, often a crawlspace beside a slab beside piers, and the joints between them are where water and air move. Crawlspaces are the dominant assembly in the older waterfront sections, and near the shoreline the water table is high enough that the ground under one is rarely dry. Parts of the peninsula are also on well and septic, which changes what a plumbing failure looks like and who has to be called about it.

When the assembly under the floor is a crawlspace, the response starts underneath rather than in the room. A crawlspace holds standing water long after the visible part of the house looks dry, and the air in it does not stay there. It moves upward into the rooms above through every penetration in the floor. On a property on well and septic there is a second question: whether the failure involved the supply side or the waste side, because that determines whether anything else has to be tested before the house is used normally again.

The first hour matters more than the next ten

Materials that are wet for a few hours usually recover. Materials that stay wet overnight often do not. Drywall wicks moisture upward within minutes, carpet padding holds many times its weight in water and passes it into the subfloor, and a closed basement in summer reaches the humidity where growth begins within a couple of days.

If the water is anywhere near a panel, a boiler, a furnace or an outlet (and in a basement or a crawlspace the panel is often on the wall the water reaches first), treat the room as unsafe until the circuit is off from a dry location.

What the work involves

Water damage often becomes a mold question

An assembly that was wet and never properly dried keeps moisture out of sight: behind paneling, under flooring, inside a wall cavity. That is why a basement that took water during a storm and was dried with a couple of fans is worth looking at again months later.

Whether that second look is worth booking usually comes down to how quickly the material dried the first time. Here is the moisture check that asks how long things stayed wet.
