Two different jobs at two different prices

A visual assessment is somebody walking the house with a moisture meter and often a thermal camera, looking for where water is or has been. A sampled inspection adds air or surface samples sent to a laboratory, producing a written report.

Most of the confusion about cost comes from not knowing which one is being quoted. The EPA does not recommend routine sampling, because the recommended action (remove the growth, fix the moisture) does not change based on which species is identified. Where a report earns its cost is when you need documentation rather than information.

Why older Maryland housing holds it

Full basements under most houses, foundations that predate the idea that a basement wall should be a water barrier, and lower levels finished in the 1970s and 1980s with framing set directly against masonry and no vapor barrier behind it. Add a century of layered mechanical systems running through the same joist bays, and there are a great many places for moisture to sit unseen.

Not sure an inspection is what you need yet

Plenty of calls here start with a water event rather than with visible growth, and the useful question at that stage is whether the drying window is still open. If that is where you are, answer five questions about what got wet and see which of the two problems you are actually holding.
